Ultimo housing proposal opens for community feedback
Published · Cenlocal summary
Residents can comment until 6 November on proposed planning changes for build-to-rent and permanent affordable housing in Ultimo.

The City of Sydney is seeking feedback on proposed planning changes for 41–49 Mountain Street in Ultimo. Consultation opened on 9 October 2026 and closes at 5pm on Friday 6 November.
The proposal would allow build-to-rent homes, permanent affordable housing and ground-floor retail. It seeks to increase the maximum building height from 18 metres to about 52 metres, equivalent to 15 storeys, and raise the maximum floor space ratio from 2:1 to 5.35:1.
Other proposed elements include retail use of the heritage-listed former electrical substation, a pedestrian connection through the site and a location for public art. A draft planning agreement would secure ongoing affordable housing and an easement for the pedestrian link. Feedback can be submitted through council’s online survey, by email or by post. After consultation, the proposal will return to Council and the Central Sydney Planning Committee. These are proposed controls, not an approved development.
